Susah Doh Nak Buat Budget!

Assalamualaikum w.b.t.

Aku dah tulis dah sasaran-sasaran kewangan keluarga aku. Nampak menarik dan memberikan semangat, tetapi hari tak selamanya cerah. Apabila aku mulai perhalusi pengurusan kewangan ni, baru lah aku terasa betapa payah dan peritnya nak uruskan duit. Patutlah tak ramai orang yang kaya, sebab payah sebenarnya nak uruskan duit. Payah daripada segi istiqamah dan ketelitian. Jika tak teliti betul-betul, akan berlaku pulak kebocoran atau ketirisan.

Pertamanya, izinkan saya memperjelaskan maksud saya membuat blog ini. Bukanlah niat saya mahu menunjuk-nunjuk harta dan kemewahan saya, tetapi sebenarnya untuk menjadi peringatan kepada diri saya sendiri. Blog ini ditujukan khas kepada diri saya sendiri, agar sekiranya saya sudah mencapai cita-cita kebebasan kewangan dan mempunyai harta, saya tidak lupa asal siapa saya dulu.

Sekiranya anda merasakan informasi dalam blog saya ini memberikan faedah, saya turut tumpang gembira. Saya bukanlah insan yang hebat dan sempurna, cuma insan biasa-biasa yang mahu berusaha secara luar biasa. Doakanlah saya agar saya beroleh rezeki yang berkah dan bebas dari belenggu hutang. Saya cuma anak muda yang masih tergapai-gapai mencari makna kehidupan dan masih cuba memahami erti realiti dunia sebenarnya.

Malah, seorang pakar kewangan tempatan, Milan Doshi juga turut menasihatkan agar para belia menumpukan kepada meningkatkan pendapatan samada secara makan gaji atau buat bisnes.

Tetapi.. sekarang saya keliru. Bagaimana saya nak tingkatkan pendapatan saya?

Apa yang saya nampak adalah dengan buat kerja part-time, tapi itu akan memakan banyak masa dan tenaga saya sedangkan saya cuma memiliki masa dan tenaga yang terbatas. Jika saya luangkan sedikit, saya dapat sedikit. Jika banyak, maka bolehlah dapat banyak. Tapi sejauh mana saya boleh korbankan banyak masa dan tenaga saya?

Saya masih tak punyai jawapan.

Update - 21 May 2012

Assalamualaikum.

Update on my last post. I have promised that I will update about my long-term investment strategy (Objective 2.1).

So, my answer :
TO ACQUIRE 5 COMMERCIAL LOTS WITH POSITIVE CASHFLOW AT LEAST RM2,000 PER MONTH EACH BY 10 YEARS (1/1/2023) – GENERATE PASSIVE INCOME RM10,000/MONTH FOR RETIREMENT.

Why commercial lot?
More Return-On-Investment (ROI >8%).
Easier tenant management.
Higher capital appreciation.
Stable rental rate increment (your tenant is a business owner, so he/she could understand and predict if the rent is going up).

Why RM2000?
Because a lot more choices. If I choose more than RM5000, it is less choices and stiff competition.

What is my strategy for this properties?
Buy & hold forever. Keep it save & pay tax in Investment Holding Company.

Update :
For my property investor profile (Objective 2.2), frankly speaking, I failed to complete it. But nevertheless, I won't give up and stand up today to finish it at all cost.
Actually, I has made a plan on how I put my money down. Previously I was putting my income money into CIMB saving account. From there, I made a saving of 20% into my wife's saving account (we have agreed to keep it as our saving). Then, I made payments from there. CIMB has a lot of ATM machines in most of cities & village in Malaysia, which is comparable with Maybank.

Now, I am going to open up a Current Account, where the bank will send financial statement to me every month free of charge. I will put all my (active, passive, side) income into this account, and from there, I cut it into pieces. Some goes into Gold Invesment Account for gold saving. Some goes into ASB account, for Opportunity Fund. For now, I will focus to fill up my Emergency Fund in Tabung Haji account, by which I can pull money from my KWSP.

That's is for how I manage my earn money. And the financial statement will tell me how good I manage my expenses. Haha. That's the beauty of Current Account.

2 Commitment

Assalamualaikum w.b.t.

I have 2 commitments that I am going to make.

1, To upgrade my career to its highest level that I can achieve. I will pursue further into booming area of business today. This would cost me around RM25k for over 2 years. Still long way to go, but it is better than keeping at this level.

2, I want to get into property investment with RM10,000 per month positive cash flow, without much hassle. That's my number, my financial freedom.

Esok Pergi Workshop Property Combat

Assalamualaikum w.b.t.

Disebabkan keinginan yang mendalam untuk mencari ilmu tentang pelaburan hartanah, maka aku telah mendaftarkan diri kepada program Platinum Dr Shah Razali. Memang mahal, tapi aku harap berbaloi dan aku tak akan berputus asa.

Esok, aku akan menghadiri program 5 hari di Puchong, iaitu Workshop Property Combat.

Best? Kita tengok esok.

Semalam, aku berborak-borak dengan makabah tentang pelaburan hartanah, sehingga pukul 1 pagi. Memang bangun pagi dan pergi kerja dengan keadaan masih lagi ngantuk, tapi alhamdulillah.


Aku puas dapat berbincang dengan Mak Abah tentang pelaburan hartanah, kerana sekarang aku dah dapat jawapan yang pasti dan betul2 menyakinkan aku.

Malaysia Property Market.. where are we?

After study a bit about property market cycle, I find out that it is very IMPORTANT for me to know where are we now in the Malaysia property market cycle.


Malaysia property cycle and how to mitigate its risk?

Malaysia’s Property Market

For the past few years, property prices within the Klang Valley and Penang have appreciated dramatically between 20% to 80%. Property prices in smaller towns and the rural area have also appreciated. The price appreciation began with the upper-medium to high-end Condominiums and landed residential property such as Semi-Ds and Bungalows. Foreigners can now buy an unlimited number of property costing above RM500,000 in Malaysia. If a buyer sells their property within 5 years of owning it, they will only have to pay a Real Property Gains Tax (RPGT) of 5%. This relatively low RPGT and easy financing has encouraged speculation on properties above RM500,000 by foreigners as well as by locals. The price appreciation has also spilled over to affect medium cost residential, commercial property and land. The latest trend is interest in the primary market for small sized property such as the Small Office Home Offices (SoHos) and in the secondary market for Condominiums in Petaling Jaya and shop offices.

Mendapatkan pendapatan sampingan yang stabil dan halal sebanyak RM10,000 sebulan daripada pelaburan hartanah, sebagai menyara kehidupan dunia aku dan keluargaku, untuk 10 tahun akan datang iaitu 2022, kerana mencari keredhaan Allah!
Jadi, doakan aku berjaya mencapai matlamat ini. Ameen..
