Malaysia Property Market.. where are we?

Assalamualaikum.

After study a bit about property market cycle, I find out that it is very IMPORTANT for me to know where are we now in the Malaysia property market cycle.




Why?

It is because I need to know what strategy to apply on this year, 2012. I am going to enter the market this year, with 1 property. It will be my very first lesson on property investment (guided with DSR's advice).

From property coaching with Mr Tee, he suggested for me to buy condominium at Kota Damansara, Puchong, or Bandar Utama.

But, I find out that the average rental yield (ROI) seem to linger around 4-5% only, which is... poor! Yet, there a many more condominiums under construction waiting to enter the market by 2-3 years ahead. It seem doesn't make sound.

Then, I start to wonder why?

So, now.. I want to know a few thing before planning my strategy.

1. Indicators of Malaysia property market cycle, so as to determine which part of cycle are we on today, May 2012.
2. Preparation for my first buying. A saying that goes, "Luck is opportunity meet with preparation and action". So, I need to learn how to structure my financial profile.
