Update on my last post. I have promised that I will update about my long-term investment strategy (Objective 2.1).
So, my answer :
TO ACQUIRE 5 COMMERCIAL LOTS WITH POSITIVE CASHFLOW AT LEAST RM2,000 PER MONTH EACH BY 10 YEARS (1/1/2023) – GENERATE PASSIVE INCOME RM10,000/MONTH FOR RETIREMENT.
Why commercial lot?
More Return-On-Investment (ROI >8%).
Easier tenant management.
Higher capital appreciation.
Stable rental rate increment (your tenant is a business owner, so he/she could understand and predict if the rent is going up).
Why RM2000?
Because a lot more choices. If I choose more than RM5000, it is less choices and stiff competition.
What is my strategy for this properties?
Buy & hold forever. Keep it save & pay tax in Investment Holding Company.

Update :
For my property investor profile (Objective 2.2), frankly speaking, I failed to complete it. But nevertheless, I won't give up and stand up today to finish it at all cost.
Actually, I has made a plan on how I put my money down. Previously I was putting my income money into CIMB saving account. From there, I made a saving of 20% into my wife's saving account (we have agreed to keep it as our saving). Then, I made payments from there. CIMB has a lot of ATM machines in most of cities & village in Malaysia, which is comparable with Maybank.
Now, I am going to open up a Current Account, where the bank will send financial statement to me every month free of charge. I will put all my (active, passive, side) income into this account, and from there, I cut it into pieces. Some goes into Gold Invesment Account for gold saving. Some goes into ASB account, for Opportunity Fund. For now, I will focus to fill up my Emergency Fund in Tabung Haji account, by which I can pull money from my KWSP.
That's is for how I manage my earn money. And the financial statement will tell me how good I manage my expenses. Haha. That's the beauty of Current Account.
